It’s the most urban entry on this list — walkable, eclectic, with a growing bar and restaurant scene on Kinnickinnic Avenue and significant renovation activity throughout the housing stock. The median sale price was $345,000 in June 2026, up 7.8% from a year earlier, and sales volume is up 55% year-over-year. If you’re relocating to Milwaukee and want city living rather than a suburb, Bay View belongs on your list.

Here’s my full tour of Bay View — Kinnickinnic Avenue, Southshore Park, and the beach on a Wednesday afternoon with almost nobody on it.


Is Bay View a good place to live?

It depends on what you’re looking for. Bay View offers Lake Michigan access, walkable bars and restaurants, proximity to downtown, and a housing price point well below the north shore or Brookfield. The trade-offs are real: public school ratings are lower than the suburbs, some streets show deferred maintenance, and you’ll hear airport noise most hours of the day.

Marcus notes this in the video because it’s true and worth knowing: Bay View is one of the few Milwaukee neighborhoods that’s actively changing rather than staying stable. New restaurants are opening, industrial buildings are converting to bars and breweries, and new apartment construction is underway. For most of Milwaukee, change is slow. Bay View has been an exception.

Unlike Shorewood, which is seeing price declines, Bay View is growing. Prices are up about 8% year-over-year in June and about 3% on a YTD basis. Volume is up significantly — 166 homes sold year-to-date through June versus 138 in the same period last year. More homes are selling at higher prices. The market is tightening, not loosening.

The price range here is wide because condition varies dramatically. YTD distribution of 2026 sales:

The transcript’s claim of a price range from $100,000 to over $500,000 is still directionally true but the floor has moved up. Only 4 homes below $200K have sold YTD in 2026.

What condition variance looks like in practice. The 1920s housing stock means you’ll see fully renovated homes next to properties that need full gut rehabs. A well-done renovation in the right spot can sell for $450K-$600K. An original-condition house on the same block might come in at $350K. That spread makes Bay View one of the better renovation markets in Milwaukee if you know what you’re doing. Duplexes and house hacking. Bay View has a meaningful inventory of two-family homes. These are worth understanding separately from the single-family data above. The transcript puts decent-condition duplexes in the $350,000–$3450,000 range


What is the commute from Bay View to downtown Milwaukee?

Short. Bay View borders Milwaukee’s south side, and downtown is about 10-15 minutes by car from most of the neighborhood. Kinnickinnic Avenue runs north directly into the city. The commute chart on Niche.com is one of Bay View’s consistently strong scores

Mitchell International Airport is also very close — a 5-10 minute drive. If you fly frequently or work there, that proximity is a genuine convenience. The other side of that proximity is covered in the downsides section.


What does Bay View offer for restaurants, parks, and outdoor access?

Kinnickinnic Avenue is the main strip. It runs north-south through the center of the neighborhood and within a few blocks you can choose from Indian, Vietnamese, Latin American, Belgian, Italian, and other cuisines, ranging from casual to fine dining. There are also independent retail shops — comics, guitars, records, vintage clothing — that give KK Ave a character you won’t find in suburban shopping centers. The bar scene is active. This is a street where things keep opening.

Southshore Park sits on Lake Michigan. It’s home to the Southshore Yacht Club, which is open to the public and accepts new members — including many who don’t own boats. The park itself has beach access, and on a mid-week afternoon it can be nearly empty. The views back toward the Milwaukee skyline from the beach are genuinely striking.

Beachwood Beach is another lakefront option within the neighborhood, consistently busy in summer with volleyball and soccer.

Bay View’s history adds texture to the physical environment. The neighborhood dates to 1834, making it one of Milwaukee’s oldest. The Milwaukee Iron Company’s steel rolling mill arrived in 1868 and brought a wave of iron worker housing, some of which is still standing. The neighborhood joined Milwaukee proper in 1887. That layered history shows up in the streetscape — historic buildings next to industrial conversions next to new construction, all within a short walk.


What are the downsides of living in Bay View?

Airport noise. Mitchell International Airport is close, and you will hear it. Low-flying commercial aircraft most hours of the day. Locals tend to tune it out over time, but when you visit for the first time you’ll notice immediately. If noise sensitivity is a real issue for you, this matters.

Street and sidewalk condition. Some of Bay View’s streets and sidewalks show significant deferred maintenance. Marcus mentions this in the video specifically — broken concrete, weeds in the cracks, the kind of infrastructure wear that comes with a neighborhood still working through its investment cycle. It’s improving, but it’s not done.

Public school ratings. According to Niche.com, most Bay View public schools carry approximately a C rating. Private and charter school options in the area rate higher, but if public school quality is a deciding factor, this is something to investigate carefully before committing to a specific address.

Condition risk in older stock. The 1920s housing base means some properties have real structural or systems issues beneath cosmetic problems. A low list price doesn’t always represent value. If you’re buying something that needs work, a thorough inspection and an honest assessment of project costs are essential before you’re under contract.

The neighborhood is still transitioning. Bay View is improving and investment is coming in. It has not fully arrived. Some blocks look rough. That’s the honest assessment, and it’s also why the price point is lower than comparable lake-access neighborhoods elsewhere in Milwaukee.
